Head of Property Management and Development

About the role

We have been engaged by a highly successful privately owned group of companies which has a considerable property portfolio consisting of development land, industrial, commercial, office and retail units. In addition to the development land, some of these properties are occupied by group companies, while others are tenanted. The group also undertakes design and build projects for clients as well on their own account.

This new role has been created to further develop the value within the portfolio and will report directly to the principal Shareholder and Executive Chair.

Responsibilities include:

Existing Property: Create a planned maintenance strategy for each property. Develop existing subcontractor contacts to be available for emergency repairs and maintenance. Manage planned and reactive maintenance for existing group properties throughout the UK; acting as contact for maintenance in emergencies. Review and report on existing lease agreements. Prepare new lease agreements for future tenants or working in conjunction with solicitors to conclude documents. Appoint subcontract packages to complete the maintenance works. Manage development process from instruction through to completion. Identify and appoint design teams. Manage Planning and Warrant process. Manage site investigation etc. Consider and advise on any disposal strategies to maximise value and generate funds for further development.

Existing Land: Update potential land and property development opportunities. Identify potential end users and prepare feasibility study with development costs for Board Approval.

Development Opportunities: Identify potential development opportunities; prepare draft feasibility proposals for review at Board level; if approved further develop proposals for final sign off at Board level. Project Manage the Development Process.

General: Through existing or new contact seek Design Build Development opportunities. Assist in preparation of Design and Build Tender submissions. Assist in preparation of Budget Costing for initial enquiries. Potentially undertake CDMC Role for Development projects. Potentially undertake ‘Contracts Manager’ or ‘QS’ role on specific construction projects.
